Straight answersbefore you move.
How high are property taxes in Austin?
Typically about 1.9–2.5% of a home’s value per year, and higher in newer neighborhoods with a MUD tax. Texas has no state income tax, and the homestead exemption takes $140,000 off your home’s school-tax value once you live there.
How hot does it get?
Summers are long. A normal year has about 29 days over 100°F, while winters are mild. Most families plan around it with good AC, shade and the many lakes and pools.
Which areas have the best schools?
Many suburban districts have mostly A- and B-rated campuses, and some central neighborhoods do too. Ratings vary street by street, so compare areas first and then check the exact address with the district.
Can I buy a home before I move to Austin?
Yes. Many of our clients buy from out of state or from Korea using video tours, e-signing and a remote inspection. Remote or mail-away closing is often possible, depending on your lender and title company.
Should I rent first?
If you don’t yet know where you’ll work or which schools you want, renting for 6–12 months is a sensible choice. We help with leases too, and many renters buy with us later.
Are home prices still going up?
Not right now. Prices have come down from the 2022 peak and buyers have more room to negotiate. We don’t predict prices; we help you buy a home that fits your life and budget.
Austin,this month.
Room to negotiate on buying, tight on renting. With 5.1 months of inventory, buyers have leverage. Rental listings are down 28% from a year ago, so good rentals go fast — start six weeks before move-in.
